Today we are going to talk about the three things you need to know before selling your house. These three tips apply anytime you sell your home, but they are especially applicable to first-time home sellers. Selling a house is a very arduous process and takes a lot of preparation. Even once your house is ready to sell, there’s no way to guarantee when (or even if) you will get a good offer or if the contract will make it to closing.

It’s also very important to have somebody there that understands the legalities of the real estate process and that represents your best interests, too. Having proper representation can make the process smoother and help alleviate some of the stress that inevitably follows any real estate negotiation.

If you’re unsure of what you need to know before selling your home, connect with an agent. Knowing the three tips in this article prior to talking with an agent will help you be better prepared for the home-selling process, and will help your agent be more successful in selling your home.

1) What Are You Hoping to Achieve?

Consider why you’re wanting to sell your home. What are you hoping to achieve? Where are you wanting to go? Do you want to get something bigger? Do you want to get something smaller? Maybe you want to stay local or in a surrounding town, or maybe you want to head closer to the city. There are a lot of things that go into knowing where you want to go, or what market you want to be in.

Another question to ask yourself is: can you buy before you sell?

If you know you want to and can sell your home but don’t know where you want to move to, an agent can help you navigate that decision. But if you have an idea of what you’re hoping to achieve, that’s where you and the agent can then have a conversation.

2) Financials

You need to know what you owe on your property, and you need to know what your budget is in relation to what you’re trying to achieve. Knowing your financials will help you to break down the process into knowing how you are currently standing versus how much it’s going to cost you to sell. Just knowing how much you still owe on the house will greatly improve early discussions with your agent. Have financial statements on hand for you and your agent so that you can sit down together and go through the numbers.

3) Timeline

When do you need to go? Where you’re going? Do you want to do it soon? Do you have some time before you need to move? Are you moving to be closer to a child, or for health issues with a family member, and do you need to get there quickly? Talk to your agent about your timeline so that they can see what they can do to help make sure your house is completely prepared in the time that it needs to be

Conclusion

At Bruins Realty Group, we do a lot for our clients to make sure that their house is prepared to sell and that their timing to market is suitable. Working with an agent can help you discover and determine what you’re trying to achieve, what your financials look like, and how your timeline is laid out.  That’s what we love to do here at Bruins Realty Group, is being able to sit down and discuss these talking points with you. It’s not about telling you what you should do or need to do. It’s about having that conversation, and learning about you and what you’re trying to accomplish.
